The owner’s disclosure form is a questionnaire used by many home inspectors in order to obtain information that would otherwise be unavailable. The form serves to protect all parties by giving the vendor or his representative an opportunity to answer specific questions about the property they want to sell. Some Real Estate Agents’ Association do not recognize the inspector’s right to question their clients. So, they have produced their very own questionnaire. Providing the information is divulged, it doesn’t matter whose form we use. But I strongly recommend using a questionnaire, be it a private transaction or with a realtor.
